Landlords could be forgiven for thinking the Renters’ Rights changes finished on 1 May.
They didn’t.
The next major piece is due to start from late 2026.7
Government plans to introduce a national Private Rented Sector Database.
Eventually, landlords will have to register.
And this will not just be a list containing their name and an address. The Government says it expects the database to include information such as:
There will also be an annual registration fee, although the amount is still to be confirmed.
For tenants, the idea is to make it easier to see information about a property and its landlord.
For councils, it should make enforcement easier.
For landlords, it means another piece of the rental business that needs to be right.
And this is where the difference between owning a rental property and running one properly keeps getting wider.
A landlord might only have one house.
But they still have legislation, safety records, tenancy documents, deposit rules, possession rules and now another national system approaching.
Some will handle all of that themselves.
Others will decide they would rather have somebody keeping track of it.
