If soaring house prices were the only thing stopping people buying homes, Peterborough should be getting easier.
They are not soaring.
The latest ONS figure puts the average Peterborough home at £236,000.
A year earlier it was around £233,000.
That is a rise of roughly 1%.
Pretty flat by UK housing-market standards.
First-time buyers paid an average of £207,000.
So why does getting onto the ladder still feel like such a slog?
Because the house price is only one part of it.
The deposit has to exist.
The mortgage has to pass affordability checks.
There may be broker fees, legal costs, searches, a survey, moving costs and insurance.
And while somebody is trying to save all of that, the average Peterborough private rent is already sitting at £993 a month.
There is another part people miss when they talk about “the average Peterborough house.”
The property type changes everything.
Latest averages are roughly:
Flat or maisonette: £113,000
Terrace: £191,000
Semi-detached: £244,000
Detached: £381,000
That is not one housing market.
It is several different ones sharing a postcode.
And it creates a decent question for anyone looking to buy.
Do you stretch for the home you think you will need in five years?
Or buy something smaller now and accept that you may move again?
That is where mortgage advisers, estate agents, surveyors and conveyancers all have a natural place in Spotlight because the answer is not simply “find the lowest mortgage rate.”
